The Old Village is one of South Mount Pleasant’s most recognizable and sought-after areas, known for historic homes, tree-lined streets, views of Charleston Harbor, and the Old Pitt Street Bridge. The bridge is also one of the Charleston-area locations connected with filming of the Netflix series Outer Banks. Jennifer has firsthand experience presenting a project before the Old Village Historic District Commission, giving buyers and sellers practical insight into how historic-district review may affect exterior alterations, renovations, and new construction.
The Old Village Historic District is an overlay zoning district with additional development requirements. Current Town of Mount Pleasant zoning rules limit impervious surface coverage to no more than 40% of a lot. North Point is one of Jennifer’s favorite South Mount Pleasant neighborhoods because of its small scale, laid-back character, and lack of an active neighborhood-wide HOA. Its location provides convenient access to Sullivans Island and Downtown Charleston, which can be especially valuable when traffic builds along Mount Pleasant’s primary corridors. Owners may make a voluntary landscaping contribution. Jennifer’s North Point experience includes representing the purchase and later sale of 1530 Village Square, serving as listing agent for 1514 Village Square, and representing the buyer of 1524 Village Square. One repeat client has bought and sold more than six times within this small neighborhood.
Jennifer worked directly with Town of Mount Pleasant zoning staff to understand a 50-foot right-of-way along the rear of Village Square properties. Although Town staff indicated that the right-of-way was not expected to be opened as a road, structures and improvements within it remain an important due-diligence consideration. North Point’s neighborhood restrictions do not prohibit short-term rentals, and Jennifer has personally secured short-term rental permits for a client in the neighborhood. Town permitting is separate and remains subject to current approval requirements, permit availability, and an extensive waiting list. Buyers should verify the latest Town requirements before relying on a property’s short-term rental potential.
