Mount Pleasant, SC ADU & Detached Garage Case Study

Designed for today.  Planned for tomorrow.

The owners envisioned an office, Pilates studio, and a steam shower above their detached garage in Mount Pleasant, South Carolina.  They also wanted to preserve the space's permitted accessory dwelling unit (ADU) status and future flexibility.

Making those goals work together required more than an attractive floor plan.  Our team at  JM Burke Construction coordinated design revisions, architectural and structural plans, and the Town of Mount Pleasant (TOMPSC) review—including project-specific approval of provisions for a future kitchen.

This project illustrates the construction knowledge Jennifer Burke brings to selling Mount Pleasant homes through Charleston NEST Real Estate: understanding the work behind the finished space and explaining the details that distinguish a property.

After the Wait, the Team Had to Be Ready

The owners waited more than a year for this project's Mount Pleasant ADU permit allocation.  Once the opportunity arrived, construction readiness mattered: materials, revised plans, contractor availability, and inspection timing had to come together.

Our team recommended bringing the stairs under roof, giving the owners protected access to the upstairs space. We coordinated revised architectural and structural plans and worked with Town staff to secure approval.

Meanwhile, the issued building permit carried a deadline. A December 2022 notice warned that it would be voided unless an inspection occurred by January 29, 2023. Our team coordinated the work needed to reach the inspection stage, documented progress, and requested the first inspection.

The lesson for owners is practical: use the waiting period to assemble a trusted team and resolve design questions.   An allocation is one milestone; moving an approved project into construction takes continued coordination.

A Room Above a Garage Isn't Automatically an ADU

A finished room above a detached garage is not automatically an accessory dwelling unit (ADU), and finished space alone does not establish approval for sleeping or independent living. A permitted office, a sleeping area, and a complete dwelling can have different requirements.  In Mount Pleasant, the distinction depends on the approved use, living facilities, zoning, and applicable building and safety requirements—not simply how space looks or what the owner calls it.

Height and size: The TOMPSC accessory-building standards generally limit major residential accessory structures to 25 feet in height.  For an ADU above a detached garage, the accessory-building footprint limit depends on the property's zoning district. ADUs attached or located within the main house have a separate 850-square-foot gross floor-area limit.  Confirm the applicable zoning, building height, setbacks, and any overlay district or district-specific requirements early.

Parking: The Town requires one dedicated off-street parking space for the ADU in addition to parking required for the main home. Its location must appear on the site plan.

Sleeping areas and safety: Any proposed bedroom needs review for applicable emergency escape and rescue requirements. Stairs, ceiling heights, light, ventilation, sanitation, and separation from the garage also deserve attention during residential plan review.

Kitchen and bathroom: ADU classification involves independent living facilities. Calling a space an office or studio—or leaving out a stove—does not by itself establish its permitted classification. This project’s future kitchen provisions were coordinated through its specific Town approval.

These details affect what can be built, how the space can be used, and how it should be represented when the property is sold.

Designed for Today. Planned for Tomorrow

The finished layout served the owners’ daily life: a private office, an open Pilates and fitness studio, and a full bathroom with a steam shower.

Our JM Burke Construction team coordinated plumbing for a future kitchen sink and electrical wiring for a future range through this project’s Town-approved plans. That allowed the owners to enjoy the open studio without installing a kitchen at that time.

Downstairs, a half bathroom served pool guests, an outdoor shower supported poolside use, and a waterproof dog room incorporated ventilation, an auto-filling water bowl, and floor drains for cleanup. A side garage entrance provided convenient access to toys, lawn equipment, and outdoor gatherings, with a standing-seam awning above.

The value is in the details: protected access upstairs, kitchen provisions planned ahead, and downstairs spaces that make pool days, pet care, and storage easier.

Mount Pleasant Listing Expertise, Built on Experience

Your Mount Pleasant Home Deserves a Listing Agent Who Understands What Was Built

When you sell, buyers need to understand what sets your property apart—and why those details matter.  Thoughtful layouts, materials, improvements, and supporting records give me specific advantages to explain in the listing, at showings, and in the information prepared for the appraiser.

I’m Jennifer Burke, REALTOR® and owner and Broker-in-Charge of Charleston NEST Real Estate. With construction experience through JM Burke Construction since 1993 and real estate experience since 2010, I bring practical knowledge of design, materials, construction, and permitting to preparing and selling Charleston-area homes.

My work starts with an extensive, hands-on walkthrough. I document preparation priorities, study the home’s distinguishing features, and review available plans, permits, and improvement records. Then I coordinate the repairs, landscaping, cleaning, and styling that help the property photograph beautifully and deliver that same experience at showings.

That understanding carries through the sale. I build the listing around the home’s specific advantages, personally explain those details at showings, and prepare an appraisal spec sheet documenting features and improvements. My construction background also helps me evaluate inspection findings and repair requests, bringing in specialists when needed.

You have invested in your home. My job is to make that investment visible, understandable, and compelling to buyers.
